Now taking form on Deer Valley® Resort’s eastern boundary, just below the Sultan Lift, is Mayflower Mountain Resort. As North America’s first new mountain ski resort since 1980, this 6,800-acre parcel sits on the west side of Highway 40 overlooking the Jordanelle Reservoir. Located just 35 minutes from Salt Lake City’s brand-new international airport, guests and owners will access the resort without encountering a single traffic light. The master developer is Extell Development, one of the nation’s premier residential real estate developers with an extensive portfolio in New York City and beyond.
The skiing component will consist of 4,300 acres of skiable terrain with 3,200 ft of vertical, offering both groomed and off-piste skiing. Mayflower Resort's skiable area will make it larger than other significant resorts such as Blackcomb, Steamboat, Snowmass, Aspen and even our own Deer Valley®. The varied terrain, designed by Snow Engineering, will be accessed by 15 aerial lifts, including a two-stage, base-to-summit gondola. Snowmaking will be available on 750 acres.
While the ski area operator agreement has not been finalized, talks are ongoing with Alterra (owner of Deer Valley® Resort) as well as other interested operators. A decision on the operator agreement is expected by next ski season.
MWR HOTEL
In a unique collaboration with MIDA (Utah’s Military Installation Development Authority), Mayflower will offer the MWR Hotel in a private-public partnership for the MWR conference hotel, which will offer:
55 private condominium residences
387 rooms and suites
restaurants
60,000 sf conference, ballrooms, and food & beverage
Military personnel and their families, both active and retired, will have priority access to accommodations at this property. This will be the first hotel to emerge from the base village, with completion planned for December of 2024 and snowmaking set to commence for the 2024/2025 season. The balance of the infrastructure, largely funded by MIDA, will continue at a rapid pace. This includes the completion of the first portal under Highway 40, which will provide skiing connectivity between Mayflower and Deer Valley® resorts to the existing communities of Sky Ridge, The Lodge at Stillwater, The Views at Stillwater, The Shores, and Lakeside at Mayflower.
BASE VILLAGE AT MAYFLOWER RESORT
The Mayflower Village will be built out over the next several decades and will ultimately consist of the following:
up to four condominium hotels
a skier beach
a Nordic skiing track
an alpine coaster
an ice skating rink
a miniature golf course
zip lines
an off road bike “pump track”
a skate park
an outdoor amphitheater for concerts and movies
a spa, restaurants, and shopping
MARCELLA SKI & GOLF COMMUNITY - Homesites Now Available!
Marcella Ski and Golf Community is the first real estate opportunity to be released at the new Mayflower Development and is being developed by Reef Capital Partners, who acquired the parcel from Extell. Marcella offers 151 ski-accessible estates in a gated community with lots ranging in size from 0.25 up to 8 acres, allowing residences between 3,500 and 8,000 square feet. The larger home sites will allow construction of a main home along with a guest house. The estates sit at elevations ranging between approximately 6,300 - 7,500 feet and offer direct ski access into Mayflower Village. Eight ski lifts are planned to be operational for the 2024/2025 ski season. Future owners are allowed to employ their own builders and architects. Nightly rentals will not be permitted within Marcella.
Phase One is currently available for purchase. Prices range from $2.3 to $3.75 million. Almost half of the first phase of 60 homesites have already sold in a pre-release, however many of the finest lots in the development are still available.
MARCELLA GOLF MEMBERSHIP
The Marcella non-equity golf memberships will be part of two future planned 18-hole golf courses on a hillside on the southwest side of the Jordanelle in what is now referred to as the Sorenson development. Included would be a clubhouse, pool, tennis, and food and beverage operations. As currently proposed, the developer will maintain ownership of the golf club and annual club dues would apply. Membership is expected to be capped at 500.
Please reach out immediately if you have interest in being part of the Marcella Ski and Golf community as further details, including plat maps and the like, will be unfolding rapidly over the next few months.
